DISPOSITION
We typically exit a property within a 3-7 year time frame, depending on the specific business plan for each asset. Our exit strategies include: (1) refinancing the property, which allows us to provide lump sum distributions to investors, giving them the flexibility to reinvest elsewhere, or (2) selling the property to new ownership, at which point all parties receive their share of the equity payout.
VALUE-ADD MANAGEMENT
We employ multiple value-add initiatives and implement operational improvements to drive greater profitability and achieve highest possible appreciation. We focus on rent growth while increasing tenant occupancy.
LIQUIDITY / DISTRIBUTION
Our goal is to increase net operating income (NOI) and distributable cash flow every year. Through NOI growth, we have the ability to increase the value of your investment year over year.

TARGET RETURNS
Each investment opportunity is evaluated with its own financial breakdown, but we generally target an internal rate of return (IRR) of 15-20%, a 6% cap rate, and a cash-on-cash return ranging from 7-9%. Our approach is focused on aligning with investors' goals while striving to deliver the best possible returns.
